Thank you for your interest in our architectural renderings. Since 1990 developers, real estate professionals, residential and commercial contractors have successfully used our watercolor and pen & ink renderings in their new construction projects. Below are a few samples of projects that we have worked on over the years. I have included a brief summary describing how are our customers have used our artwork to overcome approval obstacles and created successful marketing campaigns. Each piece is hand drawn and painted and there are each a work of art not just an image.

Developer: Sachs & Mann

Location : Oceanside California.

The developer wanted to build a 2 story 4 unit condominium on a beach front property ( the building on the left in the top rendering). One obstacle in this project was they needed approval from several local citizens groups and the California Coastal Commission. They  were concerned how this building would impact the  beach front neighborhood. Since the building was to be built adjacent to a public beach access many of the local citizens would need to pass directly by  their building. They decided that  as part of the construction they would use their own finances and replace the old brick public beach access with a new public access.

Solution: We used the blueprints and photographs from the neighborhood and created this watercolor rendering of how their development would improve the community through improved property values and the beautiful new public beach access. They now are using this 24" x 16" watercolor painting as a presentation piece to present to these groups.

Pen Pilsner

Business: Pennsylvania Brewing Company

Location: Pittsburgh Pa

This brewery is located in an building in the historic Deutschtown section of Pittsburgh's North Side, where beer has been made since 1848. The buildings are listed on the National Register of Historic Sites. The owners, Tom and Marybeth Pastorius, wanted to convert this older facility into an authentic German restaurant.  Since they would be open during construction and they were already operating as a restaurant and bar they needed to show their existing clientele how the project would appear when completed.  They also wanted to start publicizing their new venture as soon as possible.

Solution: To put together a  comprehensive marketing campaign. We used a series of photographs and rough sketches to put together this rendering. They used the rendering to create a marketing brochure which they distributed to the public. Even after completion they still use the brochure today.  And yes, we were paid in beer.

Client: Howard Hanna Real Estate

Location : Pittsburgh Pa

This is a standard spec-house that was built in a development called Willow Glen. Once the builder committed to the project the real estate company needed to put together a marketing strategy to sell this house. Since the average time to complete a house similar to this can be as long as eight months it would not be available to show for a good period of time.

Solution: This is a great way for an individual Realtor to put together a marketing campaigning while operating on a tight budget. We worked from the existing blueprints and created this pen & ink rendering. The advantage to this type of rendering is completion time and printing cost. With the black and white image they were able to use it in a standard single page brochure with the floor plan and list of details. Uses include  newspaper ads, Homes magazines, signs and the printed flyers.

Client : Collins Homes & Development

Location : Arab, AL

This builder was also the developer of a plan in Alabama titled Chadwick Pointe. He was building 2500-3500 square foot homes and he was competing with several other developments in his area. He needed marketing material to start advertising.

Solution:  The one aminity he was offering was a Club House and Swimming Pool. I suggested that he start his marketing campaign by having us do a rendering of these facilities which were located at the entrance to the plan. Since he was going to build an entrance wall and sign we worked that into the rendering. He now has a centerpiece to build his advertising around. This will give him a years advertising before they break ground on their first home.

Client: Kacin Construction

Location: Pittsburgh Pa

This commercial contractor was building a new office building. It would be used to house a variety of clients. The property was already zoned for commercial but he needed to find tenants for the individual offices

Solution: From the blueprints and a brief description of the landscape and terrain we were able to provide them with this watercolor rendering. They were able to use the rendering in their marketing campaign and solicit potential tenants even before they broke ground.

Client: Home Innovations

Location : Murrysville Pa

This architect firm was hired by the First United Methodist Church to compile drawings for renovations to the church. The wanted to upgrade their handicap access to the church but they needed approval from the parishioners and they needed to raise funds to pay for this project.

Solution : We worked from a photograph of the church and the architects preliminary drawings. We were able to provide them with a presentation piece which they presented to the parishioners in the bulletin and they enlarged the rendering to 20" x 30" and mounted it on foam core which then was used as a presentation at church meetings when discussing the issue.
